Velux Sun Tunnel

MJCH would like to introduce our readers to the new Velux Sun Tunnel skylight - the most innovative tubular skylight in the industry!
The new product design delivers brighter and whiter natural light along with easier and faster installation than ever before. Indoor Environmental Quality

Last month we featured a Low Volume Irrigation System, a highlight of our Green custom home in Landfall. This month we will be touching on the heating, ventilating and air conditioning system. It will play a major role in our goal of building a LEED registered home and attaining the highest LEED certification possible.

- The HVAC system will be a Trane 17 seer unit. Air-conditioning compressors are rated by their seasonal energy efficiency ratio (SEER) numbers. SEER designates the efficiency you can expect from your air-conditioning system. Higher numbers mean better efficiency. Federal regulations now mandate better energy conservation: As of 2006, only air conditioners rated 13 SEER and higher are available. Each increment of SEER results in approx 8-10% savings in cooling costs; this home should be about 25-30% less to cool.
- Every room has an air return, resulting in more consistent temperature and comfort.
- Energy Recovery Ventilators (ERVs) reduce the energy required to heat and cool outdoor air, thereby subsequently reducing the homeowner cost. We needed a way to remove stale air from the home and replace it with fresh tempered air. The Trane ERV allows us to achieve this goal.
- Filters play a key role in removing dust and particles in the air. This home will feature one MERV 13 filter. MERV is an acronym for Minimum Efficiency Reporting Value which was developed by the American Society of Heating, Refrigeration and Air Conditioner Engineers, ASHRAE. The MERV value represents a performance indicator for an air conditioning filter from the beginning to the end of the filter’s life. The highest MERV value is 16 and the lowest is 1, in this case the higher the value the more efficient the filter will be in trapping airborne particles. Rather than replacing the filter every 30 days, this filter will need to be checked quarterly and replaced as needed.
- In order to further keep utility costs controlled, the home will feature programmable thermostats, all ductwork will be sealed, and insulated concrete form walls (ICFs) ensure the insulation package is at its highest potential.
- Chemicals and contaminates in the garage can also play a major role in indoor air quality. Carbon monoxide, for example, can be a problem if your home is not properly sealed from the garage. Our home will be completely sealed, as well as have a continuously running fan in the garage which vents directly to the outside, ensuring the gases and chemicals are not a health risk. However, we have also installed a carbon monoxide detector just inside the garage entry door for added safety.
- Fireplaces play a major in role in air quality. To achieve maximum points in this area, we chose the direct vent fireplace option. Direct venting fireplaces burn more efficiently and provide safer indoor quality by venting to the outside.
- Prior to project completion we are required by LEED to perform a preoccupancy flush. All doors and windows will be opened for a period of 48 hours. We are using low or no voc products wherever possible but there are still chemicals and off-gassing present in the air. The occupancy flush will help eliminate these contaminates, ensuring a safer and healthier home.
What do all of these items mean to our next homeowner? A safer home with greatly reduced heating and cooling costs.
